Watching one full cycle under power
Before anything is measured, the technician stands back and runs the door through a full open and close, listening as much as watching. A healthy door sounds even from bottom to top; a knock at the turn into the horizontal track, a squeal at a particular hinge, a grinding drum or a motor that changes pitch under load each point somewhere specific. The eyes follow both bottom corners to see whether they leave the floor together, the top section as it passes the curve, and the final inch of closing, where the door should settle onto its seal without a thud. This one cycle often tells the technician where to spend the rest of the visit.
Sorting the findings at the door
Before packing up, the technician walks you through what was found, in front of the door so each item can be pointed at. Findings are sorted into four groups: in good order, maintenance, planned repair, and stop-use. For each repair, you hear what the part does, why it matters and roughly what the work involves, so you can decide in your own time. If anything falls into the stop-use group, you are shown the reason and the door is left in a safe position with the opener disconnected until that item is corrected. The written record follows, with the model numbers, the measurements and the photographs.
A dated record you can keep with the manuals
You leave the visit with a written report tied to a date, the door and opener model numbers, and the technician's name. It lists what was in good order, what was maintained on the spot, what is worth planning and, if anything, what must be corrected before the door is used. Measurements and photographs sit alongside the findings so a future repair can be quoted from the record and a future inspection can show what changed. 1How many doors are on the property
Each door and opener gets its own inspection and its own record. Two doors in one visit share the travel, but the checks are done in full on both.
2Access to overhead track or a locked mechanical room
Some tracks run behind storage or into a locked mechanical room, and reaching every bracket and fixture takes longer when a ladder or a key has to be found first. Clearing a path to the track ahead of the visit lets the inspection move through the whole door without interruption.

A double door is wider and heavier and commonly adds centre hinges and reinforcement a single door does not carry, with a heavier counterbalance to test, so it takes longer to walk and to write up; section count itself follows the door's height rather than its width.

What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it.
Does winter change what you look for?
Yes, mostly at floor level. Months of slush and road salt reach the lowest hinges, the bottom brackets and the loop of each cable before anything else on the door, so those get a close look for rust. The technician also checks whether the bottom seal has been freezing to the slab, how the drive has coped with cold, stiff starts, and whether frost or salt film has been blinding the sensors near the floor.
Can several doors be inspected in one visit?
Yes. A double garage with two doors, a detached garage plus an attached one, or a row of units in a townhouse complex can be worked through in a single appointment, with a separate record for each door and opener. Property managers often schedule the whole set each spring so every report carries the same date. Tell the office how many doors there are and where, so the time is set aside.
