Garage Doors in Mordolphin, OntarioThe whole door, not just the loud part.

When a technician arrives at a house in Mordolphin, the first job is to walk the whole door, from the bottom seal to the header bracket, because the part that made the noise usually has a worn neighbour. Fixing both on one visit means the door stays fixed instead of failing again next month. We serve Lovering and Severn Falls as well.

Mordolphin information

2021 census · what it means at the door

  • 46%Homes of every age

About 46% of homes in Severn were built in 1980 or earlier, according to the 2021 Census.

A mixed-age neighbourhood is where retrofits are most common: safety cables added to extension springs, a torsion conversion on an older door, insulated panels replacing a hollow door, or a quieter belt opener under a newly finished room above the garage. Each is a routine job for us.

  • 90%Mostly houses

Single-detached houses make up about 90% of homes in Severn (2021 Census).

Family homes with their own garage tend to use it as the everyday entrance, so the door sees many cycles a week and the auto-reverse and photo-eyes matter for children and pets. We test both on every visit and set the force so the door stops on a light touch.

Garage door services

Help with your door

Garage doors in Mordolphin go through the same cycle: hardware wears, springs tire, openers age, and eventually the door itself is due. We offer a service for each stage, so you can maintain what you have, repair what has failed, or replace the door when that is the sensible choice.

Repairs

Repair & Maintenance

Rollers, hinges, tracks, seals and the bottom rubber all wear at their own pace. We replace what is tired, adjust what has drifted, and leave the rest alone.

Garage Door Tune-Up

Twice this week the door started closing, stopped a metre from the floor and reopened on its own. One of the little sensor lights near the floor blinks instead of glowing steady, and the wall button has to be held to close it.

How a visit goes

Most openers built in the last fifteen years report their own trouble. When something is wrong the head unit blinks its lights in a count, an up arrow and a down arrow flashing in a pattern, or a status light repeating a number.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.

    Arranging the visit

We agree a time that suits you and confirm what we will bring. If a photo helps, send one; a crooked door or a snapped spring is easy to spot.

  2. 2 of 3

    Looking before deciding

The technician inspects the door from the tracks to the opener, checks the spring size and condition, and notes anything else that is wearing.

  3. 3 of 3

    Doing the work properly

Springs are wound to the correct turns, cables seated on their drums, hardware tightened, and the balance confirmed so the door stays where it is left.

Does road salt harm the door?

Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem.

Will replacing the perimeter seal keep mice out?

It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.

What happens during the visit?

The opener is disconnected and the door clamped. The technician identifies the counterbalance type, inspects both cables, the drums, brackets, rollers, track and springs, and explains what is found. The springs are unloaded, the old cables removed, new ones fitted and set so the door is level, and the springs wound back. The door is then balanced by hand, the opener reconnected and its safety features tested while you watch.

How is door balance tested?

With the door closed, the opener is released so the door is free. It is lifted by hand to about a metre, then to fully open, and let go at each point. A door in balance holds its position; one that rises on its own is over-tensioned and one that drops is under-tensioned. The door should also move freely and no faster than the hand pushing it.

What tests are done before the technician leaves?

Two, and you are invited to watch. With the door closing, an object is passed through the beam and the door has to halt and climb back to the top. A 2x4 laid flat beneath the door's centre comes next; closing onto it must make the door back off on contact. The door is also run from the wall control and a remote, the opener's warning flashes are confirmed gone, and both sensor lights are shown steady.
