What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. What is the balance test and why does it matter so much?
With the door closed, the opener is disconnected using the red release handle and the door is lifted by hand. A balanced door rises with modest effort, stays fully open and holds still about a metre off the floor. The springs are meant to carry nearly all the weight so the opener only guides the door. Can a door frozen to the floor really cause this?

Should I replace rollers when the springs are replaced?
It is a common and sensible pairing. Rollers and springs are the two most frequently replaced parts on a door and wear on similar timelines, so a door that has used up its springs has usually worn its rollers too. Doing both in one visit means the door is secured and the opener disconnected once, and the bottom brackets, which are handled for spring work anyway, receive new rollers while they are accessible. Can I tighten loose hinge screws myself?
Yes, hinge screws are a homeowner task. Disconnect the opener, leave the door closed, and snug each hinge screw with a socket wrench without forcing it, since overtightening strips the hole. Leave the bottom brackets alone; they anchor the cables and are under spring tension. What is the flag bracket and why does it matter?
The flag bracket is the L-shaped angle at the top of each vertical track. It ties the vertical run, the curve and the horizontal track together, and on a torsion-spring door it also carries the end bearing plate for the spring shaft. How long do lift cables usually last?

The door is stuck shut and my car is inside. How do you get in?
Through the house if the garage connects to it, or through a side door. Many doors also have an outside keyed emergency release, a small keyed cylinder that pulls the trolley free so the door lifts by hand from outside. If yours does not have one, the technician can fit a keyed release kit as part of the visit so there is a safe way in next time; until then, an alternate entrance is used and the diagnosis proceeds once inside. The motor runs but the door does not move. What has happened?
Four things are checked in order. The door may be disconnected at the red handle, or the manual lock may be engaged. The trolley may be jammed against the stop bolt at the end of the rail. Or the drive gear inside the head has stripped, so the motor turns without turning the sprocket; pale shavings under the cover confirm it. Does the trolley need replacing when the belt does?
Not usually. The trolley is checked while the belt is off: its halves should part with the release cord and lock again, the housing should be free of cracks and it should ride the rail without play. What is the red cord for?
It is the manual release. A tug on the red handle unhooks the trolley from the door arm so the door can be raised and lowered by hand while the power is off or the operator is being serviced. It hangs high enough to clear a vehicle roof but low enough to reach without a ladder. To reconnect, most units need only be run once and the trolley picks the arm back up; a few take a second tug. How should I clean the new exterior?
